Today I would like to take a few minutes to discuss the things I do for every buyer. When I speak to a buyer for the first time, I will talk to the sellers about their goals, walk get a feel for them and their needs. Whether they have a specific area they are interested, number of beds and baths they need, and more. As we work through their wants and needs I will explain to the buyers everything they can expect from me in order to make the home buying process as smooth as possible. Some things are obvious, some are less so. Today I would like to discuss some of the things I do for each and every buyer.
First I recommend that buyers get a pre-approval, so we have a solid idea of what your budget is. I can recommend loan officers if you need assistance, but can always use whoever you want as your loan officer.
Once we have a budget and a list of your wants and need, I will set a search and schedule e-mails to be sent out whenever a home matches your criteria.
I will schedule house tours to view the homes that catch your eye. Though it may take several trips before we find the right home.
Once we have a home, I will sit down with you to discuss the asking price, the condition of the home, the market, and what we think is a fair offer.
Once we have the details set I will send the offer to the seller’s agent. This is where the work really begins. Their agent and myself will negotiate until we have a mutually acceptable deal. We won’t win everything, but neither will the sellers.
Once we have a signed contract, I will recommend home inspectors and schedule the inspection.
After the inspection, a second round of negotiations will take place. Sellers will either repair items found in the inspection, offer a credit, or lower the agreed upon price. Sometimes, they will refuse to do any of it. You must be prepared to decide to go forward or walk away.
I will keep in regular contact with both your loan officer and the title company to insure that everything is moving smoothly ahead. Regular communication is key to catching problems before they become major headaches.
I will also recommend insurance and survey companies. You will need to have both in place prior to closing.
Finally, we have reached closing day. I will meet you at the home for a final walk through followed by the closing.
